Escapes

Beyond Milan

Sunset over Lake Como with mountains, a large orange building, and lush green trees.

Some residences are not searched for. They are recognised.

They are not defined by size.

Nor by location alone.

They are defined by space.

By light.

By proportion.

By their relationship to landscape.

Lakes, countryside and coastline — a quieter geography where space becomes essential again.

Urban Selection identifies these places — rare, often invisible — where architecture and landscape meet with precision.

Colorful lakeside village with church tower nestled at the foot of green mountains under a partly cloudy sky.

Not Secondary Homes

Urban Selection does not simply search for seasonal residences.
It identifies properties meant to be inhabited over time — not merely occupied.
The distinction matters.
The most significant residences are rarely the most exposed. They emerge through relationships, direct contact and architectural reading.
Locations

Lake Como

Historic villas and discreet properties outside public exposure.
Urban Selection works directly with owners and estate administrators — before and beyond public exposure.

Lake Garda

A more balanced context, increasingly selected for continuity with Milan.
The western shore and the Trentino side offer the strongest combination of architecture, landscape and access.

Piedmont / Langhe

Rural landscapes where architectural integrity remains intact.
Cascine, rural palazzi and restored farmhouses — sought by buyers who prioritise authenticity over renovation.

Tuscany / Umbria

Where proportion, material and context define quality.
Urban Selection focuses on properties where the original fabric is intact — not on renovations that have erased the character.

Sardinia / Coast

Here value lies in the relationship between architecture and landscape.
Urban Selection works in non-exposed coastal contexts — where orientation, access and spatial quality define significance.
Selection

Criteria before availability

Urban Selection does not build portfolios.

It identifies a limited number of residences defined by precise architectural criteria.

Each property is analysed as a project — plan, orientation, height, sequence and light.

The surrounding context is equally decisive — landscape, access and coherence.

Selection is, by nature, restrictive. It is not a matter of volume, but of precision.
Many are analysed. Few are presented.
FAQs

Questions we are asked most often

The structure is simple. The implications are not.

Which regions do you cover outside Milan?

We work throughout Northern Italy—Lombardy, Piedmont, and the Italian Lakes region. We also advise on properties in Tuscany and other destinations where our clients seek secondary residences or escape investments. Geography expands based on opportunity and client interest.

Do you work with historic properties?

Yes. Historic properties are often where architectural intelligence matters most. We understand restoration requirements, heritage constraints, and how to preserve character while meeting modern living standards. Many of our most rewarding projects involve historic acquisitions.

How do you identify properties?

Through direct relationships with owners, architects and estate administrators — and through architectural reading of every candidate property, whether listed or not yet public.
Discretion

Urban Selection does not publish its properties. Every mandate is handled discreetly.

Residences emerge through direct relationships and are presented exclusively to the client for whom they are identified.
