Urban Selection is an independent buyer-side advisory practice operating at the intersection of architecture and the residential market.

We assist private clients and investors in the identification and evaluation of residential properties through a rigorous reading — both architectural and strategic.

Our role is to support informed decisions — from opportunity identification and spatial evaluation, through to independent due diligence and coordination with the client's legal and transactional advisors.
We do not act as intermediaries and do not represent sellers.

What We Do

Every engagement begins with a clear brief. From there, we provide:
Targeted property search aligned with the client's brief and architectural criteria

Architectural and spatial assessment of candidate properties

Opportunity screening, comparative analysis and shortlisting

Independent due diligence support and market positioning analysis

Strategic input for acquisition decisions

Coordination with the client's appointed legal, fiscal and transactional advisors

We act exclusively in the interest of the buyer. Our fee is agreed before any search begins and is paid by the client only — never by the seller or any third party.

We do not represent sellers or hold dual mandates

We do not act as brokers or intermediaries between parties

We do not accept referral fees, commissions or remuneration from any party other than the client

Interior Design

Interior Design Services

Interior design services are provided as a separate and independent architectural activity, governed by a distinct professional engagement.

Urban Selection does not undertake interior design or renovation work on properties for which it has provided sourcing, advisory or evaluation services within the same mandate period.

This strict separation ensures the absence of any conflict of interest and preserves full independence across all engagements. Each design project is commissioned independently and developed as a standalone architectural intervention.
Fees

How Payments Work

Urban Selection's advisory fee is agreed in writing in the mandate letter prior to the commencement of any search or evaluation activity. The fee structure is disclosed in full before any engagement begins.

Fees are payable by the client only. Urban Selection does not receive any form of remuneration from sellers, developers, brokers or any third party in connection with a mandate.
This structure ensures complete alignment between Urban Selection's advice and the client's interests.
