This document sets out the terms under which Urban Selection provides advisory services, and the legal disclosures required to ensure full transparency regarding the structure and independence of the practice.

1. Nature of Activity
Urban Selection operates exclusively as an independent buyer-side advisory practice and does not perform real estate brokerage or intermediary activities.
The practice provides advice, analysis and strategic support to clients seeking to identify and evaluate residential real estate. It does not act as an intermediary between buyer and seller, does not negotiate on behalf of either party in a transactional capacity, and does not receive fees from sellers or any party other than the client.
Advisory services are provided under Italian and European professional regulations applicable to architectural and consultancy activities. Urban Selection is not registered as a real estate agent and does not operate under the regulatory framework applicable to intermediaries (Legge 39/1989).
Clients are encouraged to seek independent legal, fiscal and transactional advice. Urban Selection coordinates with the client's appointed advisors but does not replace them.
2. Advisory Services
Urban Selection provides independent buyer-side advisory services focused on the identification, evaluation and strategic assessment of residential real estate opportunities.
Services include:
— Targeted property search aligned with the client's brief and architectural criteria
— Architectural and spatial assessment of candidate properties
— Opportunity screening, comparative analysis and shortlisting
— Independent due diligence support and market positioning analysis
— Strategic input for acquisition decisions
— Coordination with the client's appointed legal, fiscal and transactional advisors
Urban Selection acts exclusively in the interest of the buyer. It does not represent sellers, does not hold dual mandates and does not participate in brokerage or intermediary activities in any capacity.
3. Interior Design
Interior design services are provided as a separate and independent architectural activity, governed by a distinct professional engagement.
Urban Selection does not undertake interior design or renovation work on properties for which it has provided sourcing, advisory or evaluation services within the same mandate period. This separation ensures the absence of any conflict of interest and preserves full independence across all engagements.
Each design project is commissioned independently and developed as a standalone architectural intervention. The scope, fees and timeline of any design engagement are agreed separately from any advisory mandate.
4. Property Identification
Urban Selection identifies residential properties through direct professional relationships, architectural reading and market analysis — across both listed and non-publicly-exposed opportunities.
Properties are identified and presented exclusively as part of the advisory mandate, supporting the client's evaluation process. Urban Selection does not act as an intermediary between parties and does not engage in transactional negotiation on behalf of either buyer or seller.
The identification of a property does not constitute an intermediary act. All transactional steps — offer, negotiation, preliminary contract and notarial deed — are conducted by the client with their appointed legal and brokerage professionals.
5. Approach and Independence
Each engagement is structured as a tailored advisory process designed to support the client's decision-making with clarity, critical analysis and architectural insight.
From the initial brief to the final evaluation phase, Urban Selection provides independent professional judgement. Where required, it collaborates with the client's selected legal, fiscal and transactional advisors, ensuring a coordinated and informed acquisition process without direct involvement in the transaction itself.
Urban Selection's fees are agreed in the mandate letter before any search begins and are paid exclusively by the client. No referral fees, introductory commissions or remuneration from third parties are accepted in any form.
6. Conflict of Interest Disclosure
Urban Selection operates as an independent advisory practice. In the interest of full transparency, it is disclosed that .
Urban Selection maintains full independence in its advisory role. Its fees, recommendations and property assessments are not influenced by any external brokerage relationship.
7. Fees and Mandate Structure
Urban Selection's advisory fee is agreed in writing in the mandate letter prior to the commencement of any search or evaluation activity. The fee structure is disclosed in full before any engagement begins.
Fees are payable by the client only. Urban Selection does not receive, and expressly does not accept, any form of remuneration from sellers, developers, brokers or any third party in connection with a mandate.
This structure ensures complete alignment between Urban Selection's advice and the client's interests.
8. Limitation of Liability
Urban Selection's advisory services are professional opinions based on available information and architectural expertise. They do not constitute legal, fiscal or financial advice.
Urban Selection is not liable for decisions made by the client on the basis of advisory recommendations, nor for any outcome arising from the acquisition, renovation or management of a property.
Clients are responsible for engaging independent legal counsel, tax advisors and technical surveyors as appropriate to their acquisition.
9. Confidentiality
All information shared by the client in the course of a mandate is treated as strictly confidential. Urban Selection does not disclose client identity, brief, budget or acquisition parameters to any third party without express written consent.
Property information shared by owners or intermediaries in the course of Urban Selection's research is treated with equivalent discretion and is not disclosed beyond the scope of the relevant mandate.
10. Governing Law
These terms are governed by Italian law. Any dispute arising from or in connection with an advisory engagement shall be subject to the exclusive jurisdiction of the courts of Milan.
